This is a northern Costa Rica farm with 96 acres of virgin forest in protection, 37 acres of timber ready for harvest, and 33 acres of pasture. Current harvest value of the Melina timber is about $50,000. Location is near the Venado Cavern, a tourist attraction. The property has great views of Tenorio, Miravalles, and Rincon de la Vieja volcanos, and is about 45 minutes from Arenal Volcano. There are 5 springs and a year around stream. all manner of fruit trees, a field of bananas, monkeys and abundant bird and animal life, horses, cows, a cattle and pig barn, and a caretakers house. The forest is in the Environmental Services Payment Program of the Ministry of the Environment. This pays $64 per year per hectare, $2496 for the 39 hectares of primary forest. The mature timber is Melina and has value when harvested. After harvest the 15 hectares can be reforested with native species with payment, or kept in timber. The pasture can be used for livestock or converted to crops such as citrus, tropical fruits or timber. Given its proximity to major tourist destinations, the property would lend itself to a tourism project or to division into smaller farms for country homes. Access is by gravel road from either Arenal, Guatuso, or Venado. The road is OK and is currently being improved. An electrification project for the area is in process. The river on the property has sufficient flow and fall to install a small, inexpensive hydroelectric plant if desired. The farm has a pleasantly mild climate at an altitude of 600 meters.
